I currently own around 40 properties in the Akron, OH area. I will tell you that from an investor standpoint, these are the bread and butter type deals that you always hear about but can never find.  .

PERTINENT INFORMATION

  • All of these properties are in middle to low mid neighborhoods.  They are NOT in war zones.  These are typical blue-collar type properties in blue-collar neighborhoods.
  • GOODYEAR, who is based in Akron, was considering leaving the area and was almost gone a few years ago.  They not only decided to stay, but they built a 1.1 Billion dollar corporate headquarters in Akron.  In addition, they are buying buildings that are to be renovated into hotels, health clubs and Office space.
  • BRIDGESTONE has also built a new world research head quarters in Akron.
  • A large marketing company called INFOCISION has also built their headquarters in Akron as well as funded the new football stadium.
  • Trulia has just rated Akron as the number 1 most affordable market in the Country.
  • Financial magazine KIPLINGERS, has rated all the major cities and their values as opposed to where they were at all time highs.  Akron has appreciated 4.9% in the last 12 months and is still 38.6% BELOW all time highs.  Although I never recommend buying on appreciation and only on cash flow, as you can see, there is much room to grow.
  • Unemployment.  As of April 2014 the National unemployment rate was 6.3% Ohio is at 5.7% and Akron is at 5.5%
  • INVENTORY.  The Akron single-family home rental inventory is VERY low and continuing to shrink with the City aggressively tearing down properties not in compliance with code.
  •  LANDLORD TENANT SITUATION.  One of the downsides of property ownership is eviction.  In many parts of the Country the laws are stacked HEAVILY in favor of the tenant.  In Akron, a tenant can be evicted within 20-30 days for under $300.00
  • PROPERTY MANAGEMENT.  I work with a property management company that owns properties has a full rehab/construction crew dedicated to properties.  In addition to heavy screening of potential tenants they offer all tenants lease options, which many of the tenants are already locked into. They will manage the properties for any buyers.  You will find the management fee included on the numbers breakdown on each deal.
